How do you market rental properties?

We use a multi-channel approach, including online listings on popular rental websites, social media, and local advertising to attract potential tenants quickly.

What happens if a tenant needs to be evicted?

While evictions are rare due to our rigorous screening process, we handle all legal aspects of eviction if necessary, ensuring compliance with local laws.

What services does Keyrenter Newport Beach offer?

We provide comprehensive property management services, including tenant screening, rent collection, property maintenance, and financial reporting. We also offer simply tenant placement services for existing do it yourself landlords, which includes marketing and our very thorough tenant screening process.

How do you handle maintenance requests, and what is your average response time?

We pride ourselves on providing genuine human-to-human communication, with real people available to answer calls 24 hours a day, 7 days a week, 365 days a year.

Although we appreciate the advancements in artificial intelligence, every initial maintenance request is still monitored by a person and prioritized as either an emergency or a non-emergency. Non-emergency maintenance requests are answered within 12 hours. Emergency requests are immediately routed to our local, live U.S.-based team, with a response within 30 minutes from a single call.

How quickly can you rent my property once it is listed?

We use three programs to determine the best average rental rate in today’s market and help maximize your real estate investment. Our goal is to aggressively market your rental property and attract qualified tenants immediately.

However, the rental market is no different from any other real estate or sales market—the market ultimately determines the price. Current average rents provide the most accurate picture of a property’s rental value. We pride ourselves on giving property owners an honest assessment rather than agreeing to a rental rate that the market will not support.

If a rental property remains on the market for more than two weeks, we believe that is too long and may indicate that it is incorrectly priced. When we recommend a rental rate, our goal is to have the property fully leased within 30 days, including completion of our comprehensive 21-point tenant screening process.

Will I have a dedicated property manager, or will I be routed through a general support line?

At Keyrenter Newport Beach, we have built a dedicated property management team capable of serving our owners and tenants 24/7/365. Our team members’ responsibilities overlap, allowing us to provide consistent service and ensure that someone is always available to assist you.

Yes, you will have a lead contact—typically the person who brings your property into our management portfolio. Supporting that contact is a team of no fewer than 12 professionals who manage every aspect of our property management company, from leasing and tenant relations to maintenance coordination.

How do you document property condition at move-in and move-out to help avoid disputes?

Everything we do at Keyrenter Newport Beach is technology-driven, including our pre-lease, mid-lease, and move-out property inspection processes.

We photograph and document the property’s condition, and tenants review and sign the documentation when keys are delivered. We also use our inspection app during the middle of the lease term. The app creates digitally time-stamped records of the property’s condition, providing transparency and accountability for everyone involved in the lease transaction.

How does Keyrenter Newport Beach screen potential tenants?

We conduct thorough background checks, including credit history, employment verification, rental history, and criminal background checks to ensure reliable tenants.

What are your property management fees?

Our fees vary based on the level of service required. Please contact us for a customized quote tailored to your specific needs.

What tools do you use for rent collection and communication?

Our office uses an advanced property management technology stack consisting of more than 20 components. At the center of our system is AppFolio property management software, which we believe is the best in the industry.

Through AppFolio, property owners, tenants, and vendors receive separate, secure portals for communication, payment processing, financial tracking, and recordkeeping. These department-specific, firewalled portals help us operate efficiently while maintaining legal and regulatory compliance.

Can I access my property’s financial reports?

Yes, we provide online access to detailed financial reports, including income statements, expense reports, and tax documents, through our property management software.

How do you vet and manage the vendors and contractors who work on my property?

Keyrenter Newport Beach is part of the Keyrenter franchise system, which has spent 20 years developing systems designed to support high property management standards.

As local owners, we personally operate and manage our Newport Beach property management office. Our owners, tenants, and vendors are vetted according to the standards established by the Keyrenter franchise system. Our vendor network permits only fully licensed, insured, and bonded contractors to perform work on the properties we manage.
